SRT Trouble with 6 Shipping Owners onw the New Lease rates at Lad Krabang ICD.
Prachachart Thurakij - March 5-8, 2006

SRT has been threatened by 6 Shipping owners that they are goign to move out of Lad Krbang ICD and their will be UNLIKELY that
any shippign firms would accept the new rates ... and settle at Laem Chabang and allow tracks to move the cargo instead ... creating
MORE traffic jam art Laem Chabang.

Therfore, SRT has to retain its customer by temporary frozen the rate to
30 Baht/Sq M/Month until the settlement on the new leasing rates woudl becoem a reality.

6 Shippign companies could accept ONLY the moderate leasing hike of 50 Baht/Sq M/Month, but NOT 84 Baht/Sq M/Month
initiated by Consultants and proposed by SRT because it rase the cost of leasign space for container boxes from 1200 Baht/TEU/Month
to 1700 Baht/TEU/Month or from 2400 Baht/TEU/Month to 3400 Baht/TEU/Month ... very unacceptable rates ...

6 Shippign companies who leases the space art Lad krabang ICD are
1) Hanjin
2) NYK
3) MERSK
4) Evergreen Container Terminal (Thailand)
5) ESCO
6) Transportation Manager Assocation of Thailand

They have leased the speace 50-80 rai of Lad Krabang ICD land (20-32 Acre) and pay the lease at 30-80 Baht/Sq M/Month

Note: This is a sure of of TOTAL Incompentency of Mr. Phanloed Baiyok who have come up with the new leasign hike controversies to
Please Revenue Dept who ask all state enterprises to maximize the revenue extraction (or extortion) to fill up the empty coffers.
It is just like killing a goose that lay a golden egg due to their greed INDEED.

Same thing can be said on the lease controversies on
1) New lease rate alogn revenue sharing Chatuchak Weekend market which BMA has to pay SRT
2) New Lease rates for Central Plaza Lad Phrao in exchange fore extension.
3) 20% leasign hike on the upcoming Energy Complex.

Mr. Phanloed Baiyok got into the job at SRT due to political connections despite of the fact that he FAILED to fill up his
Baiyok Buildings due to the lack of convenient parkign lots and convenient accesses with the main roads aroudn the buidings.
