View Full Version : Pattaya Hi-Rises:Ocean 1
FYI just got this scoop from Skyscrapercity forum. A 91 storeys building called Majestic Tower will be built at Jomtien beach Pattaya :eek: At this stage the exact height is not known but by rough estimate the building will be around 350m tall. The developer claimed that it will be the tallest building in Thailand once completed and it will be the tallest residential building in the world (the latter claim is debatable as there are two highrises project soon to commence construction in Dubai and Panama, both of these are over 100 storeys).
The building is designed by Woods Bagot (Australia).

Summary:
More than 100 residents and apartment owners from Jomtien Complex protested against the construction of the View Talay 7 project on 29 November 2006. They are concerned it will obstruct their view of the sea if finished. [Ironically "View Talay" means "Sea View" - they 'steal' it from Jomtien Complex....]
The protesters marched from Jomtien Beach to Pattay City Hall, where 6 of their speakers had a talk with mayor Niran Wattanasartsathorn, TAT Region 3 Director Chaiwat Charoensuk and the director of the technical agency (?) Pichet Uthaiwattana.
Napaporn Srinoi, 46, leader of the protest march, said that the plot on which View Talay Condo Nr. 7 is being built originally belonged to a company called Jomtien Complex. They then sold the land to a construction company which intended to construct a seven-storey building there.
But later it emerged that they had in fact obtained a permission for a 27-storey building. Work on the foundations has already been started.
The mayor confirmed that the company had all the proper permissions and there was no way to stop the construction. Everything was checked and approved according to the regulations by the Ministry of Natural Resources and Environment and the City. Neither is there a law that would allow to halt the works simply because someone's view is obstructed.
Further investigations showed that the View Talay project belongs to foreign investors who have acquired various land plots in Pattaya in order to erect a number of buildings, among them the planned 91-storey Ocean View condo.

Construction on what will be the tallest building in Thailand is set to begin. The high-end Ocean 1 Tower, planned for the Jomtien waterfront, near Pattaya, will also be one of the tallest residential buildings in the world.
The 91 floor residential building overlooking Jomtien Beach will top out at 327 meters. Currently the Baiyoke Tower 11, at 304 meters and 84 floors, is Thailand’s tallest building.
Ocean 1 Tower is being developed by Eastern Seaboard property firm Siam Best Enterprises Co., Ltd. The building will feature 611 condominiums, ranging from studios through to three bedroom apartments, with one penthouse and two duplex penthouses. The complex will also include a shopping centre with a supermarket and specialty shops, as well as a variety of restaurants and cafes.
Bruno Pingel, CEO and managing director of Siam Best Enterprises, said Ocean 1 Tower would be a signature property that would not only redefine the Pattaya skyline, but would also set new standards in Thailand’s luxury condominium market.
“Ocean 1 Tower will be a landmark building in many ways,” he said. “It will introduce totally new concepts and technologies in the building of high rise luxury condominiums.”
Mr Pingel.said the Ocean 1 Tower development would have a significant impact on the Eastern Seaboard economy.
“This is a multi-million dollar project and as well as creating significant employment and revenues in the construction phase, will bring ongoing economic and employment benefits to the local community,” he said.
Sales to foreigners of Ocean 1 Tower units were expected to bring in US$ 200,000,000 in foreign currency revenues. “Apart from the direct revenue benefits, Ocean 1 Tower will be a world class accommodation and shopping complex,” he said. “It will be a major tourist attraction in its own right.”
Mr Pingel said a soft launch of the project among current clients and in selected international markets had already resulted in 15 per cent of units being sold.
Facilities include three swimming pools overlooking the ocean, a health spa, gym, jogging track and tropical gardens and salas.
A high speed tourist elevator will take visitors to the 91st floor which will have an observation gallery and restaurant. The apartment tower will have 14 high speed elevators servicing three residential zones.
Architects for the project are Woods Bagot, an international firm with extensive experience in skyscraper design. Other projects by developer Siam Best Enterprises Co include View Talay Villas, View Talay Residence Condominiums and Majestic Residence.

The Administrative Court in Rayong has issued an injunction against View Talay Jomthien Condominium (1999) Co Ltd to temporarily halt construction of its 27- storey condominium on Jomtien Beach in Pattaya. The case was filed by 10 owners of units in the Jomthien Complex Condotel against Pattaya City officials and the View Talay developer. They complained that city officials illegally issued a construction permit for the company to build the high-rise in an area where the height limit was 14 metres.
The plaintiffs based their case on the 1978 ministerial regulation that prohibits buildings from exceeding 14 metres in height if they are situated 200 metres or less from the sea. They also said the new building would obstruct their sea view and redirect the wind flow, negatively affecting sanitary and living conditions. The current work on View Talay has also created dust and cracks in Jomthien Complex Condotel, said the plaintiffs. Therefore, they asked the court to revoke the construction permit and temporarily suspend work until a verdict is reached.
View Talay plans to have 912 condominium units in the project, sized between 48 and 245 square metres and priced between 2.2 million and 13 million baht. The project was offered on the market 18 months ago but the construction permit was issued on Nov 28, 2006. On Monday, the Administrative Court granted the injunction to halt construction, saying that the plaintiffs and city officials disagreed on the starting point from which to measure the building's height. The disagreement concerns whether the mean water level or the low-tide mark are used as the base measurement point for the building site.
Richard Haines, one of plaintiffs, said the court's decision could set a standard for developers and also set a precedent for Thailand. He said the owner of his Jomthien Complex Condotel project, which was about 220 metres from the sea, earlier planned to build a low-rise hotel on the disputed plot but later sold the land, which was finally developed by View Talay. ''Thailand is a country of laws but no one has ever challenged [inappropriate building] before. Let's stand up and let's make sure that everyone understands that there is a law in Thailand and we are protected,'' said Mr Haines.

The Ktech approach to hyperstore construction
Build it superfast. Return two years after completion for a major crackfilling and repainting session once it has had the chance to settle into the infill a bit!

If I remember correctly before K-Tech, Bob used to work for Philip Holzmann (Thailand) which was contracted to build BERTS aka Hopewell project.
I don't know who runs K-Tech now though...

Some the green highlight include: solar cells incorporated into the tower, automatic shading to reduce indoor temperatures, 80% of the water used will be recycled for toilets and then treated for use outdoors and energy efficient appliances will save residents as much as 30% on electricity bills. Also, the elevators will reduce power consumption by 98% compared to ordinary elevators - yet operate at high speed. They will use a kind of regenerative braking to achieve this.

If I remember correctly before K-Tech, Bob used to work for Philip Holzmann (Thailand) which was contracted to build BERTS aka Hopewell project.
I don't know who runs K-Tech now though...
I think Bob's son Dominic is the MD.

Ocean 1 Tower given the all-clear
Khun Prachar, Governor of Chonburi Province chaired a Monday Morning Meeting at Pattaya City Hall to discuss plans for the Ocean 1 Tower which is an ambitious 91 floor condominium complex comprising 611 units and a shopping plaza, 200 meters from Jomtien Beach. The concept is owned by the Siam Best Enterprises Co Ltd and has encountered some problems in the planning stages as environmental concerns have delayed planning applications for the building. This meeting confirmed that those concerns have now been addressed and a survey of 500 local residents resulted in no objections to the building. Planning permission has now been granted and construction, which will take 5 years, is expected to start soon.
